Sustainable, Scalable, and Stunning

We combine sustainability with liveability. Our homes are designed to adapt to the climate, reduce environmental impact, and grow with your needs—whether for multi-generational living, eco-tourism, or a modern retreat in your own backyard.

Architectural Modular Homes Designed for Tweed Coast

From riverside blocks to leafy suburban lots, Tweed Coast offers a rich variety of residential conditions—and we design to suit them all. Our homes are never off-the-shelf. Instead, we tailor each build to reflect your unique brief, site constraints, lifestyle preferences, and budget.

Whether you’re a retiree seeking low-maintenance luxury, a family in need of multi-generational flexibility, or a developer with a larger landholding, Blok Modular provides a refined alternative to traditional home building. Our modular homes are designed and manufactured locally, with the surrounding climate, culture, and character in mind.

We also understand that design is personal. That’s why our architects work closely with you through every step—ensuring your home is not just functional, but beautiful, contextual, and enduring.

End-to-End Design, Manufacture, and Construction

Blok Modular isn’t just a builder—we’re an architectural studio with our own manufacturing facility. This means your project is delivered under one roof, with complete continuity from concept to completion.

We start with an in-person Site Consultation ($450), where you meet with our architect on your land. From there, we move into the Master Plan phase ($10,000), which includes detailed site response, spatial planning, and design development.

Once the plan is approved, we manage all building approvals and contracts, then construct your home in our controlled factory environment—ensuring precision, reducing weather delays, and minimising impact on your site and neighbours. Final assembly and finishes are completed onsite in a fraction of the time required by conventional builds.

The result?

A highly considered, architecturally led home delivered in less time, with more control, fewer surprises, and a design that responds holistically to you and your environment.

Frequently Asked Questions

Curious about building modular in Tweed Coast? Here’s everything you need to know before getting started with Blok Modular.

Unlike volume modular providers, we are architect-led and deeply focused on design quality. We don’t produce cookie-cutter homes. Every project is a bespoke response to your site, your lifestyle, and your long-term goals. And because we manufacture in-house, we deliver greater certainty on cost, quality, and timelines.

Our full construction builds typically start from $1M and vary depending on design complexity, finishes, and site access. We also offer backyard modular projects (like secondary dwellings and studios) which are more affordable but still follow the same rigorous design process. We provide clear costings during the Master Plan phase, so you can proceed with confidence.

From initial consultation to handover, most projects take around 9 to 12 months—significantly faster than traditional builds. Once factory construction begins, onsite installation typically takes just a few weeks. Our streamlined process helps reduce weather delays, subcontractor wait times, and long construction disruptions.

Yes. Just like any residential dwelling, modular homes require appropriate planning and building approvals. The good news is: we handle all of this for you. Our team prepares, submits, and manages your applications to Tweed Coast City Council (or other relevant authorities), saving you time and stress.

Absolutely. Every Blok Modular home is custom-designed to suit your lifestyle, land, and long-term needs. Our architects will work closely with you during the Master Plan phase to ensure the home fits your vision, while also being smart, efficient, and buildable within your budget.

Yes. We frequently work with investors and developers who are looking to maximise the potential of their land. We can design and deliver dual-occupancy solutions, small-scale eco-tourism developments, or compact, high-design secondary dwellings for rental income.

We occasionally offer tours by appointment, especially during construction phases or key project milestones. While we don’t have a permanent display village, we believe every home we build is a display of our values—and we’re happy to share completed case studies and walk you through our process in detail.

It all starts with a $450 Site Consultation. We’ll visit your block, understand your goals, and provide a hand-drawn sketch that explores what’s possible. From there, we can guide you through every step of our proven process—from concept to keys.
