The five simple steps to building your new modular home.

In everthing we do, we believe in keeping things simple.

We’ve refined 50 years of design + construction experience into a beautiful and highly adaptable modular system which responds to your site, your brief and your budget.

Our team of architects handles every aspect of the design + construction process from concept through approvals to handover, so you can relax and enjoy watching your project come to life!

1 - Establish your brief and your budget

The Blok Modular process starts with a free consultation with our principal architect, Daniel Burnett, either over the phone, Skype or in our Brisbane studio.

In this meeting we will discuss your story, your ideas about how you like to live, your site, and different options about how we can achieve your goals within your budget.

If you would like a copy of our price guide, please email us here.

Even though our construction system is modular, each project is a custom piece of architecture which responds to your individual story. So, while the guide is useful for establishing your budget, in the Design Phase our architects will arrange the modules and the internal layouts to be finely tuned to your brief, your site and your budget. You can see the outcome of this design work in the floor plans of our current and completed projects on the projects tab!

2 - Let's talk!

As architects, we love to understand and respond to your individuality. So give us a call, or email your project information and one of our architects will help you establish the scope of your project to meet your budget, your brief, and of course, fulfill your architectural fantasies.

To do this we offer a range of initial services:

1. Start with a free 20 minute phone consultation with architect, Daniel Burnett to discuss your project in detail, or drop into our Brisbane studio.

2. The next step is an on-site meeting, including 1 hr architect’s consultation, hand-sketched schematic drawings and a project cost estimate ($400+GST within Brisbane Metro, other areas are POA)

3 - Engage Master Plan Phase

The most powerful advantages of modular architecture are the ability to control cost and timeframe, and to provide full project visibility right from the start!

So, we have developed a low-cost Master Plan package which includes resolved schematic design drawings + accurate and comprehensive project cost and timeframe information. This allows you to revise the design to stay on budget before engaging full architectural drawings and consultants.

After the site consultation (or for those projects further afield, a detailed phone /skype meeting), our architects will have a clear understanding of your brief and will provide a proposal outlining the project brief and the cost for the Master Plan package.

When you are happy with the design and the budget outlined in the Master Plan package, you can engage us to complete the rest of the design phase and the approvals for your project.

This includes a detailed 3D colour model which you can explore at home using Sketchup or using your mobile phone in conjunction with cardboard virtual reality goggles (supplied free).

We work closely with you throughout the design phase, coordinate all approvals and consultants required for the project and liaise with council to ensure that you will get the best possible outcome.

4 - Fabrication Phase

Upon completion of the design phase a construction contract is signed and a  20% construction deposit is paid. Your modules then spring into life in our factory. You can come and visit throughout the fabrication phase, or receive photo updates as your modules evolve.

While the factory is busy on your modules, our affiliated licensed builders will commence work on site, preparing foundations, services, and landscaping, compressing the timeframe for your project in half!

Upon completion, the modules are transported to the site and installed in a single day, and the final services connections and landscaping is then completed.

5 - Move-in Day!

Your own individual piece of modular modern architecture is ready for living in!

Our architect and the builder will give you the grand tour, and hand you the keys.

Your Blok modular home comes with a 6 year warranty.
